The Perfect Strategy

My strategy is based on:

• Gaining clarity of risk-reward.

• A focus on my buying skills, meaning targeting owners directly to buy a property not currently for sale.

• Deep analysis of recent EIG Auction Data as Rightmove and Land Registry data is always out of date. I analyse all local auction sales' interest levels.

• Emphasising due diligence, based on cutting edge data.

• Creating equity, via buying skills or refurbishments.

• Location, and understanding buyers and sellers' market (‘invisible borders’ rule).

• Reducing the general ‘hassle factor’ with an emphasis on lowering tenant churn in all decisions.

• Generating enough cash-flows for repayment mortgages - for 70% of my portfolio via ''right room configuration'' and locations with low HMO room churn.

• Hedging for inevitable market downturns, similar to strategies commonly used by Hedge funds.


My deals typically come from:

• We Buy Any House Liverpool.

• Targeted relationships with the ‘right’ agents.

• Alert management and specialist crawling software, generally not used by my competitors.

• Walking the streets with myself and my land buyer at weekends to create (true) off market deals.
