My core objective is to give you the tools and strategies you need to succeed, starting with the fundamentals. When you get those basics right, you create stronger foundations in which to grow your business. Your strategy should ideally be based on repayment mortgages, rather than the riskier interest-only mortgages. Many property ‘gurus’ promote the interest only strategy as the road to easy riches, but it relies heavily on significant capital appreciation as a way of repaying debt. This is particularly risky in a changing, post-Section 24 property environment, where the Government no longer favours the rental sector. I believe that a portfolio built on an interest only strategy is a portfolio built on sand. My strategy is based on the assumption that there will be no significant capital appreciation over the next ten years. Of course, it would be a welcome bonus if it were to happen, but it should not be relied upon.
